STAGING STAGING preview — prototype only, no real payments.

The DAs that move money, before your competitors see them.

Every development application in your patch, read by us each morning and reduced to the ones that affect your deals. One email. No portal logins.

Most DA alerts are noise. We filter for the ones that move money.

Brief Nº 2026-0847 — sample

Demolition + 12 apartments proposed 400m from your listing

Flagged 7:04am · Inner West patch · matches your rule “4+ dwellings within 500m”

Site
44–46 Sample Street, Leichhardt NSW 2040 (illustrative address)
Application
DA/2026/000 (synthetic) — demolition of existing dwelling, 12 apartments over 4 storeys
Why flagged
12 dwellings within 500m of 12 Your Street; developer has two prior approvals in the LGA; exhibition closes in 19 days
Source
PlanningAlerts API record + council public register (links in real briefs)
Why it matters to your deal: comparable 4-storey approvals on this street lifted per-unit land values 8–12% at sale. Your buyer at Nº 12 should know before Thursday’s auction — not after.

How the brief gets made

Three steps. The third one is the only one you’ll ever see.

  1. We ingest the firehose

Every development application published across your councils, pulled from public sources including the PlanningAlerts API. Hundreds a week. Nobody can read all of them — that's the point.

  2. We filter for money-moving signals

Your patch, your deal types, your alert rules. Demolition next to your listing. A 40-unit proposal two streets from your buyer's target. The rest stays out of your inbox.

  3. You get one morning brief

A single email with the handful that matter: application number, address, what’s proposed, and why we flagged it. Source links on every line so you can verify in 30 seconds.

The honest bit

What we won’t claim, in writing.

  • Source is PlanningAlerts API plus public records — no council scraping, no 'live data' accuracy claim.
  • The sample brief is synthetic. Real briefs link the real application.
  • Only $149 / $249 / $399 monthly tiers are live; $299/$499 packs are under review, not for sale.
  • White-label client briefs are experimental — offered to pilot firms first.
  • General information only, not planning or legal advice.

Questions from the trade

Where does the DA data come from?
Public sources, principally the PlanningAlerts API. We deliberately don't scrape council websites — scraping breaks, gets blocked, and produces the 'live data' claims we refuse to make.
How is this different from checking the council portal myself?
The portal shows everything; nobody has time for everything. We filter to your patch, your deal types, and your alert rules — then one email each morning with the handful that matter.
Is the sample DA real?
No — it's synthetic, built to show the brief format. Real briefs cite the actual application number, address, and source links.
Can my whole firm use one subscription?
Firm tier covers your team with shared alert rules and a white-label client brief format (white-label is experimental while we test it with pilot firms).
What does 'pricing under review' mean?
We're testing whether $299/$499 one-off packs make sense alongside subscriptions. Until we decide, only the three monthly tiers below are actually for sale.
